A sill plate leak occurs when water enters your basement or onto a slab because the ground outside is higher than your foundation wall or slab. This often happens when:
- Exterior siding is buried below the dirt or concrete, allowing water to seep between the first-floor framing and the top of the foundation or slab.
- Contractors raise the ground level with pavers or new concrete, unintentionally creating a water path into your home.

- Under windows
- Under side door entrance
- Any area where concrete, pavers, mulch or dirt was installed above top of foundation or slab
Key Prevention Tip: Siding should never be buried below the ground. At least 3 inches of the foundation should remain exposed above grade. Buried siding also invites insects, including termites, as soil against the framing creates a direct path for pests.
